Service Request

o initiate the process of carrying out any service, there must first be a formal request from the interested party. The request must contain at least the following information:

  • Complete data of the applicant,
  • Information about the property to be appraised,
  • Estimated value of the property to be appraised,
  • Date of request,
  • Sign of the applicant,
  • Purpose of the appraisal,
  • Additional information required to perform the service,
  • Information about the individuals who will provide facilities for the physical inspection of the property (Name and phone number).

The service request must be accompanied by at least the following documentation:

  • Property deed, including: area, measurements, boundaries, and, if applicable, undivided shares in case of a condominium regime.
  • Architectural, structural, and finishing plans (if these documents do not exist, a topographic survey service may be required prior to the valuation service, which will be charged in addition to the appraisal service),
  • Property tax payment receipt or cadastral record of the last payment made by the taxpayer (verification of this situation is not mandatory),
  • Water bill dated less than one year,
  • In cases where there are not enough elements to establish the authorized land use with precision, an additional Land Use Report issued by the legally authorized authority in the locality will be required.
  • List of special installations to be included in the appraisal.
  • Other relevant aspects that may affect the value of the appraised property.

Service Agreement

To formalize a service request, it will be necessary to provide evidence of its contracting in the following manner:

  1. Properly fill out the service request,
  2. Pay the respective advance payment, which will correspond to 50% of the estimated quoted fees, unless waived at the discretion of frequent clients,
  3. In the case of "mass" appraisals, it is advisable to prepare a service contract between VALOR and the applicant.
  4. Upon delivering the requested appraisal report or valuation opinion, it is recommended to have settled the payment for the requested appraisal service.
  5. The controller will assign a sequential service number that allows for accurate identification of each appraisal or technical service requested.

Service Assigment

The policies and assignment process to appraisers must guarantee at least the following points:

  1. Only Professional Appraisers who are part of the active appraiser registry of the company may be assigned appraisals, always verifying if the report will be presented to any official or private entity, ensuring that the appraiser complies with the guidelines established by the competent authorities for this purpose.
  2. Appraisals should not be assigned to a specific appraiser when VALOR identifies that they may have a presumed conflict of interest.
  3. Assignments will be made on a rotational basis depending on each valuation specialty, considering the level of experience and competence of the appraiser, as well as the assessment of each assigned task and their history in this regard.
